Why January is a great time to sell your home

December 20, 2021   |   nulamedianulamedia

You may have heard that selling your home in Spring is the best time to do so but January is actually one of the busiest times for popular property portals like Rightmove and Zoopla. They have found that from Boxing Day onwards and throughout January their websites have record numbers of visitors.

Rightmove’s property expert Tim Bannister says: “We see a surge in the number of people searching for property from Boxing Day onwards, perhaps with a resolve to enjoy their next Christmas in new surroundings. Some of those additional buyers will also be new sellers who have held back until this period, judging it to be a good time to sell and to move in 2022.”.

Do you have plans for early 2022? Something you’ll start or change? Many of us take BIG decisions over the festive break and for some, this can include moving home. Whether it’s to a bigger property, downsizing or relocating, the time for change means the property market in January is normally very active.

For both sellers and buyers, it’s a great time to be moving. You have a new pool of motivated and keen buyers at the ready for sellers – and as more properties come onto the market, there is more choice for buyers.

When should I sell in 2022?

If you’re looking to sell in 2022, the message is don’t wait for spring. January is a great time for the UK property market and you don’t want to miss the opportunity for your home to be seen by  new, eager buyers.

From a timing point of view, get your property ready as soon as you can. Invite a trusted, local estate agent to come and see you to give you an accurate valuation and start planning getting your house ready to sell.  You want to  make sure it stands out from the crowd. Here are some pointers to help you get started.

Tips on getting your house ready to sell:

  • Say goodbye to your Christmas decorations

Firstly, prepare your home by ensuring there is no trace of Christmas decorations after the Holidays. When you have your home photographed you don’t want there to be any distractions or for spaces to look smaller than it actually is.

  • Declutter after Christmas

After the festive period, it’s easy to have accumulated clutter with gift bags and presents you have received. Make sure you put these away or store them elsewhere to ensure your home is free from clutter and gives a clean feel.

  • Make it a cosy environment

Let viewers escape the cold winter weather by coming into your cosy home. Have your heating at the right temperature and display throws and cushions that compliment your furniture and colour scheme.

  •  Decorate and fix

Could your home do with a lick of paint? It can make a world of a difference. Try to keep colours neutral to give the illusion of more space and so your buyers can imagine the home as their own. Also, if you’ve yet to tackle your DIY list, get these boxed off before you have people viewing your home.

Ready to make the move?

The first step to selling your home is getting a free property valuation. At Jaks & Co, you can choose from an instant valuation where you can get an estimation of what your property is worth after filling in some details online or you can choose an expert valuation, where you arrange a day and time that suits you for a member of our team to visit your property.

If you feel concerned about the coronavirus pandemic and having someone around for a valuation, we can start with a phone call, Zoom call, What’s App video call or whatever suits you to get an idea of your property and its value. When it comes to people viewing you property, we’ll always provide video tours for buyers too – 100s of people viewed properties this way last year. It can be an excellent starting point in the buyer’s journey.

At Jaks & Co we want to make the process as straightforward as possible. We’ll guide you through the selling process so you are in the know and feel involved at each stage.
